Edgewater has this fascinating story. Back in the early 20th century, it was just this charming residential neighborhood filled with single-family homes and those classic low-rise buildings that give Miami its character. But over the last few decades—especially in these last few years—I’ve watched its proximity to Downtown Miami and those jaw-dropping bayfront views fuel this incredible rapid urbanization and luxury condo development. Many of those original homes?

They’ve been lovingly renovated or thoughtfully replaced by sleek high-rise residential towers, transforming the whole area into this modern waterfront destination that still keeps its soul.
The boundaries are pretty straightforward—roughly NE 17th Street to the south, NE 37th Street to the north, Biscayne Bay to the east, and the Florida East Coast Railway to the west. Edgewater sits in this perfect central location in Miami, FL, sharing borders with Wynwood, Midtown, Buena Vista, and the Design District. Downtown Miami is literally just minutes away. The whole neighborhood covers about 1.68 square miles (4.35 km²).  It gives you this amazing easy access to both urban amenities and that natural beauty we all crave.

Here’s something interesting: Edgewater used to be known for its high-end shopping district, anchored by the Omni International Mall. That was the place to shop until it closed in 2000. But now? We’re seeing this incredible renaissance with new developments like the Edition Residences and other luxury condos that are completely redefining what the skyline looks like.
